Not Run of the Mill  

Apsley Mills - Hudson, Massachusetts

When company president David J. Howe first saw the light manufacturing building on Apsley Street in Hudson, he knew it could be something special. 

​

The current mill building on the property had been vacant for an extended period of time. The exterior showed significant signs of deterioration. The grounds were overgrown and unsightly and the parking lot was in a state of disrepair. Dave looked beyond all that and saw all that it could be.

 

After meeting with Dave, the Hudson Planning Board sponsored an amendment to expand the existing Adaptive Reuse Overlay District  (AROD) to include 71 Apsley Street, which changed the zoning to allow for all uses under the current AROD bylaws. The amendment was passed this past Winter. The inclusion of the property into AROD now allows the building to be considered for multi-family redevelopment.

 

HDC is very committed to preserving the historical significance of the existing mill building. We currently have the property under contract and will be undertaking a complete renovation and expansion of the existing property to create a 26-unit, luxury condominium complex. As is shown in the architectural rendering, the exterior will still reflect the period charm but with some modern touches that will bring it into this century and beyond. The projected redevelopment of the property is estimated to result in a dramatic increase to the Town of Hudson’s overall annual revenue.
